Deposit Registration Fee - £75 (inc VAT)
· The scheme used by Primeview Estates is TDS (Tenancy Deposit Scheme)
· Register landlord and tenants details and protect deposit with a Government authorised Scheme.
· Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30days of start of the tenancy
Renewal Fee - £180 (inc VAT)
· Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.
Additional Property Visits - £50 (inc VAT)
· To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit.
Gas Safety Certificate - £90 (inc VAT)
· The Gas Safety (Installation and Use) Regulations 1998 state that all let and managed properties must be tested annually for safety. Primeview Estates appoint a Gas Safe Engineer to do this and this fee covers arranging access and retaining the certificate. This charge includes the cost of the certificate.
Electrical Certificate - £150 (inc VAT)
· An Electrical Safety Check is recommended on your fixed wiring circuit every 3- 5 years. As a Landlord it is your responsibility to ensure your Electrical Circuit are safe. To do this, you need an Electrical Safety Check to be carried out. This can only be carried out by a ‘IEE’ qualified electrician, of which we have many we use regularly. If you require us to arrange the Electrical Checks for you, the following charges will apply. This charge includes the cost of the certificate.
Energy Performance Certificate - £120 (inc VAT)
· The EPC will also state what the energy-efficiency rating could be if improvements are made, and highlights cost-effective ways to achieve a better rating. Even if you rent your home, some improvements noted on the EPC may be worth implementing, such as switching to more energy-efficient light bulbs. EPCs are valid for 10 years from when issued.
Landlord License Fee - £650
Landlord License Administration Fee - £240 (inc VAT)
· Fill out and submit Waltham forest landlord license application and respond to any specific query relating to the application from Waltham forest.
Arrangement Fee For Works Or Refurbishment Over £1000 - 15% (inc VAT) of net cost
· Arranging access and assessing costs with contractor
· Ensuring work has been carried out in accordance with the specification of works
· Retaining any warranty or guarantee as a result of any works
HomeLet Rent Insurance - £265 (inc VAT) (Yearly)(per tenant on tenancy agreement)
